The emphasis of the title insurer is to eliminate risks. This insures the homeowner of the best chance for avoiding title claims and losses. Search of public land records for matters affecting the title to the real estate concerned is the first step. The purpose of the title search is to disclose land title problems, take appropriate action to clear the records and enable the transaction to be consummated. Expert and dedicated searchers review public records in the office of the recorder of deeds, clerks of court, municipal and county officials. They examine closely all recorded documents, judgments, liens, general taxes, street assessments and other special taxes and levies.
